I’ve changed the name of the
Paradise West MLS area stats to the Ventana Ranch area stats starting with this month’s report.
Officially called “Paradise West” MLS Area it includes Ventana Ranch, but also includes the older part of Paradise Hills west of Unser, Paradise Skies, Seville and Saltillo.

Ventana Ranch Area Home Sales
Home sales were up considerably in the area during October. In October 2011 there were 30 closed sales; that was up to 41 sales in October 2012.
Home sales were also up from September sales, increasing by 4 or up a little over 5%.
Pending sales took a large dip, however.
Average Price Per Square Foot
The average price per square foot continues to hold steady at $87. The price per square has shown little movement over the last 9 months. Over the last 12 months it has averaged $88, over the last 6 months $89, and over the last 3 months $88.
Ventana Ranch Area Home Inventory
Levels of home inventory have improved considerably over the last year, moving from 7 months of hoe inventory to 4.4 months of home inventory. This means homes in the area are in much greater demand.
Indeed, the market has improved considerably if you look at the balance of home inventory and the number of home sales. Hopefully, improvements in home prices will follow
