I made my first trip today to the new Mesa Del Sol community in Southeast Albuquerque. I wanted to see first hand what all the buzz was about. I went there with a healthy amount of skepticism, but I left impressed. Impressed by the scope of the project, the houses, and the reasonable prices too.
The Mesa Del Sol Community is Going to Be Huge
First of all, if you don’t know anything about the Mesa Del Sol project, you’ll be blown away by the sheer scope of the project. To simply call it “huge” doesn’t do it justice, it’s massive on a scale unlike anything Albuquerque has ever seen. It’s a 40 year project with an anticipated 37,000 homes on 12,000 acres.
Mesa De Sol is a mixed use community, meaning the plan is for the community to have a balanced mix of residential and commercial properties, plus numerous parks, schools and swimming pools. It’s a visionary plan by mega developer Forest City.
Mesa Del Sol Home Builders
Three home builders are involved with the project right now, Pulte Homes, RayLee Homes and Rachel Matthews Homes. Each builder has models that are currently open to the public, in fact, all three builders have made several sales already.
Each builder has a segment or two of the market that they are building exclusively. This was confusing to me at first but probably would have made sense if I had started my tour at the Mesa Del Sol Info Gallery, located in the Aperture Center at the end of University Blvd. If you’re planning a trip to Mesa Del Sol, make sure you begin your visit there.
Pulte Homes, for instance, has two segments, the Morada Series and Manzano Pairs. Manzano Pairs are townhomes that align University Blvd. Base prices range from $186,990 to $204,990 and square footages range from 1,315 to 1,943.
The Morada Series are Pulte’s single family detached homes. The base prices on them begins at $234,990 and goes to $264,990. The homes range from 1,930 to 2,443 square feet.
Raylee Homes offers home sizes and prices somewhere in the middle with plans ranging from 1,697 square feet to 2,048 square feet. Their base prices start at $210,101 and range to $228,101.
Rachel Matthews offers two segments of homes called the Cottage Green Homes and The Residencia Homes. The Cottage series are unlike anything I seen before; the homes are built around shared green spaces and have minimal yards of their own. The Cottages start at a cozy 1,070 square feet and go to 1,533 square feet.
The Residencia series are the largest plans currently offered in Mesa Del Sol. They start at 2300 square feet and go to 3000 square feet. the largest plan includes a Casita option.
With so many different housing options from cottages and townhomes to larger houses with casitas, the variety of housing at Mesa Del Sol is unmatched anywhere else in Albuquerque.
All Mesa Del Sol Homes are rated Build Green NM Silver
This is perhaps the most exciting feature of the community. All homes are built to Build
Green NM silver standards to insure low utility costs and low impact on the environment.
But Mesa Del Sol’s green vision doesn’t stop there. The Aperture Center is powered by “on-site solar, fuel cell, natural gas and back-up battery storage”

Great portrayal of Mesa del Sol, Rich. Thank you for your interest. What you have described is something we hear often. You have to come see Mesa del Sol to really understand what it is all about.
What about the old landfills in the area? Including and old Sandia Labs landfill with radioactive waste. Should someone interested in moving their family in that area be concerned?
I believe the Sandia Labs Mixed Waste Landfill is two miles away on the base, but there is another landfill under part of Mesa Del Sol as well. I’ll have to check into more details about the old city landfill.
