It was a good month for home sales in Ladera Heights. Home sales increased significantly over October 2011. Pending sales were very strong too, and home inventory relative to pending sales show an improved market in the area over last year. In fact it’s improved in just about every way except pricing.

Closed Sales Holding Steady. Pending Sales Up
Home sales remained strong in Ladera Heights during October 2012. Sales were up considerably from October 2011 when only 18 homes sold, and homes sales were about the same as last month, down by only 2 sales or about 5%.
Pending home sales were up from both last month and last year, a very positive sign for the next two months.
Price Per Square Foot
The average price per square foot continues to be relatively stable. Over the last year, the price per square has averaged $81, over the last 6 months $81, and over the last 3 months $81.
Housing Inventory in Ladera Heights
Home inventory levels are considerably lower this October than they were last October. The home inventory stat shows the relationship between houses for sale divided by the number of homes that were in pending status. There are actually more home on the market this October, but taking increased sales into consideration, the months of home inventory stat is greatly reduced.
