“Why do houses in some neighborhoods cost more than others? ” is the next video in my series of unscripted, unrehearsed videos for Albuquerque home buyers. There are many factors that affect the value of a house. Learn more about how the neighborhood a house is located in affects how much a house costs in this one-minute video.
“Sometimes it’s obvious why one home costs more than another. I think everybody understands that homes near the Sandia mountains, in the north valley or on the bosque command a higher sales price. But, even in affordable home neighborhoods, there are some important factors that can determine that the same house would sell for more in one neighborhood than another.
One of those factors is pride of ownership. When you’re out there looking at houses, notice the other houses around it in the neighborhood, are the owners taking care of the houses? Are they taking care of the cars that are in the driveway?
Another important factor is crime stats; that’s something you can look up easily online as well as school reports cards. Even if you’re not going to have school-age children it’s important that the neighborhood you buy into has well respected schools.
And of course lifestyle is very important to a lot of people. Is there shopping nearby, is there any dining or nightlife?
So try not to get tied just in the “how many feet does this house have,” “what’s the price per square foot on this one,” or “boy this house has the stainless steel appliances I’ve always wanted and they look great in the photos,” and remember, instead it’s better to think neighborhood first”
