What Does As-Is Condition Mean?

“What Does As-is Condition Mean?” is the next video in my series of videos for Albuquerque home buyers. Many home buyers are scared away by these words but I’ll explain why you shouldn’t be.

“Some homes for sale are advertised in as-is condition. What this means is, the seller is telling you up front that they’re going to be tough negotiating repairs. It doesn’t mean you can’t have a home inspection done, and it doesn’t mean you’re going to have to buy the house if there’s something seriously wrong with it.

In fact, on bank owned homes, I’ve been very successful in getting repairs done by the bank, but we’re talking about serious repairs. For instance, I had a bank do a new furnace for somebody a couple of months ago. Just last month I had the bank pay for a full termite treatment on a house; that’s about a thousand dollar cost.

So, don’t be afraid of the words “as-is” if you see them out there while you’re browsing homes online, because in fact, homes that are advertised in as-is condition are sometimes the best deals out there.”
